About Us

S3 Capital traces its roots back to Spruce Capital, a private real estate company founded in 2007. S3 was established in 2013 when Spruce’s founders, Joshua Crane and Robert Schwartz, recognized a lack of institutional quality, middle market construction lenders in NYC. Today, S3 is one of the most active bridge and construction lenders in New York and has an active portfolio of over 150 loans totaling over $1.6 billion.

Since inception, S3 has executed over $4.0 billion in financing across over 550 loans, and historically focused on transactions ranging from $1M and $20M. Today, S3 has two areas of focus: “small balance” loans (ranging from $1M to 20M) and “large balance” loans, which target the middle market (loans ranging from $20M to $250M).
