Jonathan Hart

Jonathan Hart joined S3 Capital as Managing Director of Origination in June 2025 and leads the firm’s Dallas office. In this role, he is responsible for sourcing, underwriting, structuring, and closing new loan opportunities across Texas and the broader Sunbelt region. Hart holds a bachelor’s degree in economics with a concentration in Applied Mathematics from the College of Charleston, and an M.S. in Applied Economics with a concentration in Econometrics from Johns Hopkins University. With over a decade of industry experience, Hart has originated more than $4 billion in transaction volume across prominent, institutionally backed commercial real estate investment platforms. He previously held senior debt origination roles at Thorofare Capital, Madison Realty Capital, and ACORE Capital.
